The Project Manager
The responsibility of the Project Manager is to provide oversight and direction for assigned projects to ensure they are completed in a timely and profitable manner.

Qualifications
- Manages and resolves conflicts constructively and in a professional manner
- Be a coach and mentor/trainer to Foremen and crew
- Must possess strong practical problem-solving skills.
- Ability to work in conformance with all company, customer, and government safety regulations
- Ability to read, analyze and interpret technical specifications, architectural drawings and related construction documentation
- Knowledge of materials, methods, and the tools involved in the construction or repair of mechanical constructions systems
- Ability to plan, organize and direct activities related to the construction or maintenance of structures, facilities and systems
- Be able to review contracts and prepare and negotiate revisions with GC or customers
Essential Roles and Responsibilities
Management
- Analyze and understand project scope of work, blueprints, building codes, and specifications to determine work details
- Establish project objectives, policies, procedures and performance standards while ensuring compliance with company policy
- Coordinate the review and approval of submittals for the project
- Work with Project Foreman to ensure the most efficient use of assigned manpower, tools and other resources
- Review weekly labor analyses to ensure project stays on schedule and within budget
- Act as a coach and mentor to the Project Foreman to assist them in motivating the crew while maintaining a high level of employee morale
- Discipline employees when required using verbal or written methods while ensuring timely reporting to the HR Department
- Ensure vendors and subcontractors are meeting project requirements to ensure they are not negatively impacting the project
- Create goodwill with customers by listening to their concerns and doing whatever is necessary to meeting their needs or resolving their concerns
- Assist in creating and maintaining a diversified work environment that is harassment free and complies with VHV’s company policy and all state and federal regulations
Budget
- Participate in monthly financial reviews to project estimates of overall job financials
- Submit progress billings on or prior to the required dates as listed in the project contract
- Work with Foreman to efficiently manage manpower to meet or exceed budget
- Ensure that miscellaneous materials are not over purchased to avoid an excess of leftover materials at the end of Project
- Proactively work with the Foreman to identify when the project is exceeding budget and formulate a strategy to rectify
- Must understand and be able to identify when scope of work is outside the base contract
- Draft and track all change orders with the customer or GC to ensure all work performed or requested outside of the original scope is being documented and charged accordingly
Administrative
- Coordinate material and equipment release, tracking and delivery with project team
- Attend job site and office meetings as related to assigned projects (i.e., turnover meeting, GC meetings, closeout meetings)
- Ensure that Foremen are submitting accurate weekly timecards to accounting by end of day on Sunday
- Actively participate in employee evaluations and provide timely feedback to employee.
- Work with Foreman to generate punch list at end of project and set dates on when items will be completed
- Understand and report all issues or concerns that may fall under VHV’s harassment policy
Quality
- Create a team environment to meet or exceed VHV’s project schedule while maintaining a high level of quality
- Ensure sure work is thorough and accurate and meets the specifications of the project
Safety
- Work with VHV Safety Coordinator and Foreman to ensure client and GCs safety protocols are being adhered to and maintained
- Perform Safety walkthroughs while on site and report any items of concern to the appropriate party including VHV Foreman/employees, GCs and customers
- Understand the correct use of all safety equipment
- Always wear and maintain the required safety equipment
- Create a team environment to meet or exceed VHV’s safety program
- Ensure the job site is maintained in a neat and orderly manner to avoid any possible safety hazards

Physical Requirements & Work Environment
- Predominately sedentary light office position with high frequency of keyboarding/computer work required (67% – 100%) of the workday
- Ability to travel
- Ability to hear and verbally communicate effectively with customers and team members
- Ability to sit, stand or walk for extended periods of time
- Must be able to see well (either naturally or with correction)
- Use hands, fingers, and arms, to safely data entry
- Lift and carry office supplies or accounting boxes weighing 25 lbs or more
- Climb up and down stairs
